02. What Terrace Cleaning at Bling Bling covers

The scope of work in Linz at a glance — what the contract says and what actually happens on site.

Concrete block, slab and joint

Cement haze and efflorescence are treated with acid, with junctions masked off and consideration for the jointing material. Joints that have been washed out are reported and not left behind in silence.

Edge zones, channels and gullies

Skirting junction, door threshold, drainage channel, gully and roof edge junction. That is exactly where the deposit sits that comes back later as a stain.

Protecting the surroundings and routing the water

Planting covered, windows and doors sealed, the drainage route settled, furniture and planters moved, and photographs taken before and after the work.

Roof terrace with slabs on supports

Slabs on pedestal supports are lifted section by section, the spaces between them, the protection mat and the roof gullies are cleaned, and the slabs are set back in place. Without that step the dirt stays lying exactly where the water ought to be draining away.

Glass balustrades, wind screening and metalwork

Laminated safety glass, point fixings, anodised aluminium, stainless steel handrails and sheet metal cappings are treated according to the material; spots of flash rust on stainless steel are removed separately and not polished over.

Awning, shade sail and pergola roof

Fabric, folding arms, cassette, pergola sections and drainage. Acrylic and PVC fabric is worked without a brush and without alkaline products, because otherwise the water-repellent finish is lost.

The iron-bearing dust from the industrial surroundings is the most conspicuous subject in Linz: on light-coloured concrete slabs, porcelain stoneware and stainless steel balustrades it settles as a rust-coloured deposit and forms spots of flash rust which sit in the capillary as iron oxide and will not come away with an all-purpose cleaner. Added to that is the Danube location with its foggy days in autumn, which keeps the surface damp for long periods and encourages green growth, as well as terraces in large residential complexes where the managing agent and not the occupier is the client.

03. Terrace Cleaning: Bling Bling vs. the competition

A terrace is rarely one surface; it is usually four materials within a few square metres: covering, joint, skirting junction and channel, along with furniture and planters that leave marks of their own. The typical damage is not caused by the wrong product but by pressure washing: it tears open timber fibres, flushes out jointing sand and bedding, and opens the cement skin of concrete slabs — and it does not show on the day of the work but the following spring, when the surface goes green again faster than it did before. We lay out a test area, work with the brushing method and contact time rather than with bar, and say beforehand what will remain. After the site inspection we say what work is necessary and what it will cost. In Linz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Terrace Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9Findings to the managing agent where the roof is affected

Anything noticed on the waterproofing, a gully, the parapet or the pedestal supports is passed on in writing with a photograph, before it turns into water damage.

10Timber and stone on the same terrace assessed separately

On a terrace, decking, slabs and sheet metal often lie next to one another. We settle a separate method for each surface rather than one for all of them.

08. Terrace Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

Before oiling the timber terrace

The oil needs a clean, growth-free and dry surface. Here the cleaning is preparatory work and not an end in itself.

After building work on the house

Cement haze, mortar splashes, render residue and film adhesive; on porcelain stoneware and glass that is a matter of a deadline, not of taste.

Before a sale, a letting or a photo shoot

The terrace is what makes the impression in pictures, and after the winter it is rarely presentable.

Rust, grease and wine marks from the summer

Barbecue grease, rust from a pot and spilt drinks are individual marks and each needs its own product.

After flowering and the pollen season

Pollen, lime honeydew and drops of resin form a sticky film on the covering, the furniture and the awning fabric which binds dust and needs surfactant with contact time.

★ Worth knowing

What is often misjudged about Terrace Cleaning

Said up front, on the facts — not after the invoice.

Beneath the covering of a roof terrace lies a waterproofing layer

With slabs on pedestal supports or in a gravel bed, it is the membrane of bitumen, FPO or PVC that carries the watertightness, and it is only a few millimetres thick: a hard jet at junctions, seams and the parapet edge, acidic products on the membrane and levering tools at the supports are real risks there, and the damage only shows up as a damp patch in the flat below. Work is therefore done section by section, slabs are lifted rather than flushed through, and water is routed and extracted. Roots in joints are a subject of their own: whatever grows into the membrane is no longer a cleaning matter, and we report it before it becomes a leak.

Algae and moss come back if the cause stays

Green growth is a biofilm of algae, mosses, fungi and lichens, and it grows where moisture, shade and nutrients come together — a north side, a tree canopy above, a blocked gully, a covering that does not dry out. A product against growth needs several hours to days and dry weather, otherwise it is washed off, and even then the surface stays clear only for as long as the conditions do not suit again. It also matters where the wash water runs: it does not belong in the border and not in the rainwater drain but along the agreed route — we settle that before the work.

Awning fabric loses its finish, not its colour

Solution-dyed acrylic fabric is colour-stable, but its water repellency comes from a finish on the surface: brushes, pressure washing, alkaline cleaners and chlorine wear it away, and after that the fabric absorbs, rims remain, and mildew spots form in the rolled-up awning. What is right is mild, neutral cleaning with contact time, thorough rinsing and complete drying before it is retracted, with the finish renewed where needed. Marks along seams and mildew spots that are already in the weave will not come out again — we say that beforehand instead of explaining it afterwards.

●. Frequently asked questions about Terrace Cleaning in Linz

What does Terrace Cleaning cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
