The stairwell is an escape route, and that governs the work
A stairwell is the building's escape route, and anything standing in it is first of all a safety question: shoe cabinets, prams, bicycles, planters, stored boxes. For the cleaning that means two things. First, we may not clear away other people's property — we work around it, report it and document it, and the decision rests with the owner or the managing agent. Second, the cleaning itself temporarily creates a hazard: wet steps are the commonest cause of falls in a stairwell. Work is therefore done in sections, so that one half of the stair stays passable, warning signs stand while the work is going on, and the work runs from the top down so that nobody has to walk over a freshly worked surface. Part of this is the fire load: cleaning agents, boxes and trolleys have no business in an escape route, they belong in the locked cleaning store. And the equipment stays untouched — smoke vents, their release buttons and the escape route lighting are not covered over, not moved and not taped up.
How much water a stairwell will tolerate
Water in a stairwell always runs in the same direction: over the nosing, into the joint between tread and riser, and into the cove at the string. That is where it stands, and that is exactly where the damage arises. On cast stone and terrazzo steps, persistent wet attacks the cement-based binder, the surface becomes sandy and sheds grit; on timber stairs moisture penetrates the butt joint, the step swells and begins to creak; on stone slabs water pushes salts up out of the mortar bed, which returns as a white rim. Work is therefore done with a fine damp film and little solution, never with sluicing water, and no puddle is left standing. A second point that is perceived as a defect in quality is purely a question of system: anyone who does not change the mopping water regularly carries the dirt of the lower storeys upwards and leaves a grey haze there. We change it by storey, or by area covered. And what does not belong in a stairwell is shine maintenance: a maintenance film on steps becomes slippery when damp — steps stay matt and grippy, and that is deliberate.
What cannot be solved in a stairwell by cleaning
Three patterns of damage come back after every round, because their cause does not lie on the surface. First, salt efflorescence in the plinth zone: rising damp transports salts out of the masonry to the surface, where they crystallise out as a white, powdery deposit — wiped off, they are back within a week, and repeated wet mopping actually accelerates the process. Second, rust streaks beneath balustrade posts and window sill bearings: steel corrodes there inside the concrete or mortar, its volume increases, and cracks and brown streaks follow. That is a question of substance, not a stain. Third, mould in cold corners on the ground floor and at the cellar steps, usually where there is too little ventilation and a thermal bridge — cleaning takes off the deposit without touching the cause. We work these places as a matter of course, but report them with a photograph and a date to the managing agent, so that the same place is not complained about year after year.
