02. What Special Cleaning at Bling Bling covers
The scope of work in Vienna at a glance — what the contract says and what actually happens on site.
Odour treatment in the right order
First remove the source, then treat the surface, then the room air. Fogging comes last and only if the source really has gone.
Dust-tight containment and negative pressure
The contaminated area is sealed off with sheeting walls and tape, doors and openings are closed, and a negative pressure unit takes the air out of the room to the outside. That way the dust stays where it arose and does not travel through the stairwell into the rest of the building.
Air cleaning during and after the work
Air scrubbers with HEPA filters run for as long as work is going on, and continue after the last round until the fine dust is out of the room air. Without that run-on time the load settles overnight on the very surfaces just cleaned.
Graffiti and spray paint according to the substrate
On smooth paint, clinker brick, exposed concrete, render and natural stone a different method applies in each case, from a removal gel with contact time to gentle particle blasting. It is decided on a test patch in a place that is not very visible, not on the largest piece of lettering.
Cellars, shafts and storage areas after a sewer surcharge
After an escape from the drainage system, the floor, plinths, shelf feet and gullies are cleared, cleaned and disinfected, and affected stored goods are recorded and disposed of separately. The water level is documented, because it sets the height of contamination on walls and fittings.
Textiles, upholstery and curtains
What can be saved is vacuumed, extracted and dried; what is soaked through, mouldy or carrying a biological load is listed and disposed of rather than reprocessed. We draw that line in the assessment and not according to the effort involved.
Vienna's older building stock determines the effort here: timber joist floors with fill take up water, soot and odour, and whatever sits in the fill is no longer a surface but part of the fabric — that has to be opened up, not wiped. In densely built Gründerzeit blocks the cellars lie deep and without cross ventilation, which is why drying after a surcharge takes longer than the cleaning. Skips and vehicles need a parking and access permit in the short-stay parking zone, hazardous items go through the MA 48 collection points, and in an occupied building the stairwell is sealed off, because otherwise the dust travels over five storeys.
03. Special Cleaning: Bling Bling vs. the competition
Special cleaning is the collective term for the cases that cannot be derived from any schedule of services: fire, water, neglect, a death, vandalism, an oil trail. The decisive mistake almost always happens at the beginning — the wrong order, water too early, protective equipment too late, waste in the wrong container — and after that the damage is greater than the incident. We work from an initial assessment and a written order of operations, keep contaminated areas separate from clean ones, and document every step with photographs and a date. If part of the fabric has to come out, our partner firm Skyline Bau GmbH is ready; what the case covers is settled after the inspection, because it cannot be derived from a description over the telephone. In Vienna, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Special Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9Stripping out the fabric from one source
Where screed insulation, plasterboard or the floor construction has to come out, our partner firm Skyline Bau GmbH takes that on — with no second tendering round and no gap in the schedule.
10A survey in room-schedule form
Condition, quantities and measures are recorded room by room with photographs and a date, so that the insurer and the managing agent have a basis they can check.
07. Special Cleaning in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Special Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
Storm damage with the roof open
Through an uncovered roof area, rain, leaves, insulation wool and roof dust get into flats and the stairwell, often over several storeys.
After pest control work
When the specialist firm has finished, what is left is carcasses, droppings, bait residue and traces of treatment — releasing the area again is a service in its own right.
An eviction
The date is fixed with the authority: the contents are recorded, the flat is cleared, cleaned and handed over with a record and photographs.
After a fire
Soot, residues from firefighting water and the risk of corrosion on metal. What counts here is the day, not the week.
After water damage and drying out
Once the drying equipment has gone, what is left is screed dust thrown up into the air, limescale rims and streaks on every surface.
★ Worth knowing
What is often misjudged about Special Cleaning
Said up front, on the facts — not after the invoice.
The graffiti goes, the substrate remembers
On smooth, closed surfaces such as paint, glass or coated metal, spray paint can be removed without residue. On porous render, exposed concrete and brick, by contrast, the colourant sits in the capillaries: after removal a shadow image often remains, and where the cleaner and the blast have acted the surface is lighter and rougher than the area around it — so the lettering is exchanged for a patch. We therefore lay out a test patch, say beforehand what result is realistic, and at places where it recurs we recommend a protective coating, so that the next incident passes without loss of substance.
After a fire it is the order that decides the outcome, not force
Soot from a fire is an ultrafine particle with an oil content; anyone going at it with water spreads it and presses it into the pores, where it stays as a shadow. Correct practice is to take it off dry first — chemical sponge, special cloth, extraction with filter class H — and only then to work it wet, as the guidance on fire damage restoration also provides. What is time-critical is the corrosion: burning chlorine-containing plastics produces chlorides which, on bare metals, conduits and switchgear, pit the surface within days, which is why metal components have the salts removed early.
Odour is a question of materials
Odour carriers lodge in absorbent substances: screed insulation, plasterboard, wallpaper paste, carpet backing, upholstery, untreated timber. Cleaning a surface takes away what lies on top; as long as the source is inside the material, the odour comes back with the next warm spell, and fogging only masks that process for a time. In the assessment we determine which surface is to be cleaned and which part of the fabric is better opened up or replaced, and we say so before the job and not afterwards.

●. Frequently asked questions about Special Cleaning in Vienna
What does Special Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
