02. What Special Cleaning at Bling Bling covers

The scope of work in Graz at a glance — what the contract says and what actually happens on site.

Textiles, upholstery and curtains

What can be saved is vacuumed, extracted and dried; what is soaked through, mouldy or carrying a biological load is listed and disposed of rather than reprocessed. We draw that line in the assessment and not according to the effort involved.

Rodent infestation in the loft or the cellar

Droppings, urine traces, nesting material and gnawed remains are dampened, taken up and disposed of sealed, and a disinfection round follows. The work is done with respiratory protection, because dried rodent droppings create dust when disturbed.

An initial assessment establishing the contamination

What is present — soot from a fire, nicotine condensate, faeces, oil, droppings, neglect. The protective equipment, the order of the methods and the disposal route follow from that, not the other way round.

The dry phase before the wet phase

Loose material, soot and dust are taken off dry: chemical sponge, fibre duster, extraction with filter class H. Only after that is wet work done, because water stains soot into the pores.

Fine and airborne dust in voids

Suspended ceilings, cable trays, radiator recesses, ventilation grilles and upper edges. Whatever is left lying there keeps falling for weeks and makes the surface look dirty again.

Surface disinfection with documentation

Where there was biological contamination, a round of its own follows with a listed agent, a suitable spectrum of activity and an observed contact time, documented room by room.

In Graz, in heavy rain the water frequently comes not from the drainage system but off the hillside: surface water pushes out of the western and northern slopes into garages, cellar steps and basement rooms, and it brings mud with it, not just wet. With graffiti on facades in the old-town conservation area the choice of method is not free: historic renders and stone surfaces are agreed with the responsible authority before any work is done. Hillside locations with no vehicle access also mean that equipment and waste are moved over stairs.

03. Special Cleaning: Bling Bling vs. the competition

Special cleaning is the collective term for the cases that cannot be derived from any schedule of services: fire, water, neglect, a death, vandalism, an oil trail. The decisive mistake almost always happens at the beginning — the wrong order, water too early, protective equipment too late, waste in the wrong container — and after that the damage is greater than the incident. We work from an initial assessment and a written order of operations, keep contaminated areas separate from clean ones, and document every step with photographs and a date. If part of the fabric has to come out, our partner firm Skyline Bau GmbH is ready; what the case covers is settled after the inspection, because it cannot be derived from a description over the telephone. In Graz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Special Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9A survey in room-schedule form

Condition, quantities and measures are recorded room by room with photographs and a date, so that the insurer and the managing agent have a basis they can check.

10Fitting into the order of the other trades

We work in the sequence that drying, measurement and stripping out dictate, and not in parallel alongside them.

08. Special Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

Vandalism, graffiti in the stairwell, an oil trail in the garage

Recording the damage for the insurer, then cleaning with photographic evidence before and after the work.

A mould finding after an undetected burst pipe

Where water has run behind furniture or under the screed for weeks, what is needed at the end is not cleaning alone but containment, stripping out the affected material and fine cleaning in two rounds.

A sewer surcharge after heavy rain

Foul water in the cellar or the garage: clearance, cleaning, disinfection and documentation of the water level for the insurer and the managing agent.

Storm damage with the roof open

Through an uncovered roof area, rain, leaves, insulation wool and roof dust get into flats and the stairwell, often over several storeys.

After pest control work

When the specialist firm has finished, what is left is carcasses, droppings, bait residue and traces of treatment — releasing the area again is a service in its own right.

★ Worth knowing

What is often misjudged about Special Cleaning

Said up front, on the facts — not after the invoice.

After foul water in a cellar the height matters more than the area

The water level marks the contamination line: everything below it counts as contaminated, including wall plinths, shelf feet, cardboard packaging and chipboard furniture, which draw liquid upwards by capillary action and cannot sensibly be cleaned. Disinfection works on a surface, not in an absorbent substrate, and a screed with an open perimeter joint has water underneath it where no agent will reach. We document the height with photographs, list what has to be disposed of, and name the places where the floor construction has to be opened up.

The graffiti goes, the substrate remembers

On smooth, closed surfaces such as paint, glass or coated metal, spray paint can be removed without residue. On porous render, exposed concrete and brick, by contrast, the colourant sits in the capillaries: after removal a shadow image often remains, and where the cleaner and the blast have acted the surface is lighter and rougher than the area around it — so the lettering is exchanged for a patch. We therefore lay out a test patch, say beforehand what result is realistic, and at places where it recurs we recommend a protective coating, so that the next incident passes without loss of substance.

After a fire it is the order that decides the outcome, not force

Soot from a fire is an ultrafine particle with an oil content; anyone going at it with water spreads it and presses it into the pores, where it stays as a shadow. Correct practice is to take it off dry first — chemical sponge, special cloth, extraction with filter class H — and only then to work it wet, as the guidance on fire damage restoration also provides. What is time-critical is the corrosion: burning chlorine-containing plastics produces chlorides which, on bare metals, conduits and switchgear, pit the surface within days, which is why metal components have the salts removed early.

●. Frequently asked questions about Special Cleaning in Graz

What does Special Cleaning cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
