Putting bins out for collection and back, sweeping the area, removing wrongly sorted waste, reporting overfilled containers. A container that cannot be reached is not emptied, and that costs a whole cycle.
The high rainfall shows on the common areas: moss and algae on paving, steps and north faces make paths slippery long before the first frost. The winter service season is correspondingly longer than in the east. In the narrow lanes of the old town, grit is carried and stored, which calls for its own store inside the building.

The bin area decides the smell and the pests
Containers that are full or wrongly filled are not emptied, and what is left stands there for two weeks. In summer that is enough for flies to breed in the residual waste and for rats in the courtyard, because food waste ends up in or beside the organic bin. We report wrongly sorted waste with a photograph, keep the area swept clean and recommend cleaning the containers inside on a summer cycle.
Hedge cutting has a time window
During the bird breeding season in spring and summer, cutting hedges and shrubs back hard is a delicate matter and restricted under the nature conservation rules of the Austrian provinces; what generally remains permitted is a shaping and thinning cut for maintenance, and even that only after checking for occupied nests. That is why we plan the main cut for the winter half of the year and only keep things in shape during the season. Cutting back hard in June risks a report to the authorities and a bare planting.
Road salt is cheap and costs later, on the building
Chlorides attack cast stone, joints and the reinforcement in ramps, damage lawn edges and shrubs along the verge, and are carried on shoes into the stairwell, where they leave white rims on natural stone. On underground car park ramps and on paving we therefore work with grit, and use salt only where ice cannot be controlled otherwise. Grit has to be swept up in spring in return, and that belongs in the order.
