The largest location with the broadest mix of properties: law firms in the inner city, high-rise offices in Donau City, business parks in Liesing. The 23 districts differ considerably in building fabric and access, so the range of square metre prices is wide. Facade glass above ground floor level comes up more often here than elsewhere.

More compact than Vienna, with two peculiarities: the basin location noticeably raises particulate input between November and March, and the World Heritage old town limits product choice to neutral and alkaline cleaners. Shaped by heavy industry with attached administrative buildings and by provincial administration. Properties are larger and more uniform on average than in Vienna, with continuous hard floors. Do you use the same products across Austria?
Yes, the same concentrates and the same colour coding at every location. That is the precondition for a team to step in at another site without being briefed from scratch.
How many locations do you serve at once?
There is no fixed upper limit. What matters is whether a dedicated local team is viable at each site. Where it is not, we decline — a team travelling two hours is neither punctual nor cheap.
Can we start in one province and expand later?
Yes, that is the normal case. The framework contract is extended by the new location, the specification stays the same, only property-specific deviations are added.

For a binding fixed-price quote, yes. Floor coverings, sanitary units, furniture and access routes change the effort by up to forty percent, and that differs considerably by location.
Are all cleaners directly employed?
Yes, at every location, no subcontractors. Subcontractor chains are the most common cause of unregistered employment, for which the client can be held jointly liable.
How is liability arranged?
Public liability of three million euro, valid at every location, covering material and financial loss including locking systems.
Can we agree different intervals for individual locations?
Yes, and it usually makes sense. An administrative building in Linz needs a different interval than a law firm in the Graz old town. Intervals are listed per location in the shared specification.
How do you ensure all locations are equally clean?
Through the same check sheet and documented walk-throughs. We make the results available so you can see if a location is slipping before anyone reports it.
Do you use the same products across Austria?

What if one location is persistently unsatisfactory?

Yes: deep cleaning, post-construction cleaning, glass cleaning, carpet deep cleaning. All as separate services with their own costing, not hidden in the monthly flat rate.
How long does onboarding a new location take?
From inspection to the first shift, usually one to two weeks. The team is briefed on site beforehand: access, alarm, storage, delicate surfaces, contacts.
Can we enquire about locations in other provinces?
Ask us. We check honestly whether a fixed local team is viable. If not, we say so rather than selling you a journey that helps nobody.
How do you handle different opening hours per location?
Shift times are set per location, usually evenings or early mornings. Where access control with escort requirement applies, we cost the escort time openly rather than hiding it in the hourly rate.
Are there volume discounts for several locations?
The hourly rate stays the same. What drops is the administrative effort — that shows in the flat rate, not as a percentage discount to be renegotiated next year.
Who monitors working times?
Times are recorded per shift at every location. That keeps it verifiable how much time was actually spent on site. Providers without time recording cannot prove anyone was there when a complaint arises.
Do your teams speak German?
The core team does. Our briefing documents also exist in English and Polish, and the site manager is reachable in German in any case.
What is the difference to a large corporation?
With us the site manager is reachable and knows your locations. The price difference is usually smaller than expected, because we work without a subcontractor chain and the margin does not pass through three levels.
