Office cleaning Graz, with a schedule, not a flat guess

Graz sits in a basin where air stagnates during winter inversions. Particulate levels are regularly higher in the winter months than in other Austrian provincial capitals. For office cleaning this means two things: soil entering through windows, ventilation and shoes rises noticeably between November and March, and a larger share of it is fine dust that cannot be vacuumed away, only bound. In Graz we therefore tighten the interval on high surfaces during winter and work consistently with dust-binding dry covers rather than a broom — disturbed fine dust settles again over hours, usually onto the surface just cleaned.

The old town of Graz has been on the World Heritage list since 1999. Office space in this area sits almost entirely in historic fabric: natural stone floors, box-type windows, wooden staircases, some listed surfaces. That narrows the choice of products considerably — on calcareous stone any acidic product is ruled out, and box-type windows take roughly twice as long as modern ones because both layers are cleaned separately. We cost these areas separately rather than hiding them in the square metre price.

Around Puntigam, Liebenau and further towards Kalsdorf sits a dense ring of supplier plants with attached office wings. Two cleaning worlds meet in one building there: administration to office standard, the hall with oil binding, different protective equipment and different products. The critical point is the transition between the two — without a matting zone at exactly that spot, staff carry oil and metal abrasion straight onto the office floor.

With the University of Graz, TU Graz and the Medical University, the city has a pronounced semester rhythm. Offices near institutes and university-related businesses are markedly quieter between July and September. We adjust the interval in those months instead of charging the same for empty floors — that saves noticeably across the year and is shown as a separate item in the quote.

Graz is compact and travel times between sites are shorter than in Vienna. In return, access in the old town and in Geidorf is narrow, partly with vehicle restrictions. Material is carried there, not driven. That adds ten to twenty minutes of setup time per shift — a point providers like to overlook, and which later shows up as an additional charge.

Between November and March, particulate input rises markedly because of the basin location. Anyone working with a broom here stirs up dust that settles again over hours — usually onto the surface just cleaned. In Graz we run the dry pass consistently with impregnated fleece and tighten it in winter on high surfaces, ventilation grilles and screen tops.

Around Puntigam and Liebenau, office wings sit beside production halls. Without a three-stage zone of at least five metres at the transition, staff carry oil and metal abrasion into the office. A floor seal does not survive a year of that. We check this spot first at every inspection.

Indispensable in sanitary areas, but in the World Heritage old town only with neutral or alkaline products. On calcareous natural stone — the rule in Graz period buildings — any acidic sanitary cleaner etches the surface matt within minutes. The damage can only be repaired by regrinding.

It needs connected floor from roughly 400 square metres. That exists in the business parks of Puntigam, Straßgang and Andritz, but not in the compartmented period offices of Geidorf or the inner city. There the machine would be a show you pay for.

Sensible once a year on linoleum, PVC and vinyl. On natural stone and untreated wood — common in the old town — the method cannot be used and damages the covering. We therefore always cost deep cleaning by the actual covering, not as a flat rate per square metre.

Door glass and partitions run with the daily clean. With box-type windows, common in Geidorf, the inner city and Waltendorf, both layers are cleaned separately. That is not a surcharge but simply double the work — and appears as its own item in the quote.

In St. Leonhard around the university and hospital, hygiene expectations are high. We still disinfect selectively on contact surfaces rather than across the board: the mechanical wiping motion removes most germs before the agent acts. Disinfecting everything daily damages surfaces and adds nothing hygienically.

Limescale dissolves in acid, grease in alkali — the same everywhere. In Graz, period buildings often have marble and terrazzo shelving. One wrong reach ruins a countertop costing more than a year of cleaning. Colour coding of bottles is mandatory with us.

In routine office cleaning we brush-vacuum traffic lanes daily and treat stains immediately. Deep cleaning of carpet is a separate service with its own methods and costing — it does not belong in the monthly flat rate for office cleaning.

This distinction decides whether you can compare quotes at all. Packing everything into one flat rate looks cheaper and means deep cleaning effectively never happens. In Graz the winter tightening is a fourth item — it too appears separately in our specification.
